Louisville Ky Real Estate | Douglass Hills Series | Only 1 home has sold so far in 2010
Last night, I started getting some statistics together about different neighborhoods and subdivisions in Louisville, and shared those stats in a table, similar to the one above. Tonight, I will share another one or two areas, with this second post about Douglass Hills.
Right now, there are only 20 active homes on the market in Douglass Hills. 9 of those listings came on the market so far in 2010. 1 home has actually closed, but 3 have come off the market, either cancelled or expired.
The average asking price of all active listings in Douglass Hills is $228,998, and the median asking price is $222,500. It is interesting to note that the sales price of the lone property that has actually closed was just $194,900, well below the average and median asking prices of homes currently on the market.
Does this mean that buyers should expect a huge discount off the asking price? Of course not. It is a sure sign that lower priced homes are the ones leaving the market, and not the high priced homes.
